Professional Photography Sells Your Home Faster and for More Money
Thinking about selling your home in Las Vegas or Henderson? When placing your home for sale in Las Vegas you need an innovative Realtor who provides extraordinary service. In addition to that, you need an agent who values the importance of professional photography. One of the many facets of marketing a home, often overlooked by agents, are top notch photographs. For example, take a look at some of the photos on our MLS. How many of them were simply taken with I-Phones? How many of them went through post processing? How much effort, time and thought were put into the imagery overall? Sadly, I’ve seen homes well over 500 thousand dollars that were obviously shot with cell phones. If the agent can’t bother taking a decent picture, how much effort are they putting into selling your home?
Attention spans vs. your competition
Today 90% of potential buyers in Las Vegas (and nationally) search for homes online. Consumers are image driven and easily distracted. In other words if the images of your home are poor, the browser will simply go on to something else. There are a multitude of links that can whisk them away with a click of the mouse.
When selling your home, it is critical that you have the best images possible to bring buyers to the table. Sharp photos entice buyers and create demand. Potential buyers are more eager to view the home and it may increase their sense of urgency if the property looks particularly alluring.
Homes sell quicker
A recent study of 22 real estate markets by Redfin, found that homes with images taken professionally sold faster and for more money than those without. Regardless of the price point, homes shot with a DSLR camera were more likely to sell within the listing period than those with point-and-shoot cameras. For instance, 64% of the homes in the 400-500 hundred thousand dollar range (Such as properties in Summerlin, Seven Hills, Canyon Gate and Lake Las Vegas) sold within six months with professional photography compared to just 46% who used inferior images. That’s a significant difference.
Homes sell for more money
In addition, the study found that homes priced between $200,000 and one million sold for an average of $3,400 to $11,200 more than their counterparts. This is an interesting finding. I certainly would not conclude that great photos are the main reason for a higher net price to the seller. It is much more likely that the professional photos peaked interest, which significantly increased showings and thus resulted in a sale.
Generally speaking, the earlier a home goes under contract the closer it will remain to list price. On the other side of the coin, homes with poor photos will garner less interest and fewer showings. When this happens, properties tend to linger on the market and ultimately the net price (if it does sell) is greatly reduced. So while professional photos weren't the primary driver, they certainly brought buyers into the home. Sounds obvious, but it’s unlikely you’ll get an offer, if nobody is coming over to take a look.
