As Realtors in southern Nevada we are all provided with the same starting point: GLVAR MLS and subsequently all the third party websites that pull data from them. Once your home is on the MLS it can be viewed virtually anywhere, at any time, on dozens of real estate websites. Buyers today can browse on their personal computer at home, from the comfort of their laptop, tablet and other mobile devices. Buyers and sellers have never been more connected, nor have they had such a plethora of information at their fingertips.
Given the strength of this platform, the question really becomes: What is your Realtor doing with it? Remember, your home is not exclusive to such exposure. On any given webpage there are corresponding properties competing with yours. Attention spans are short and images must be alluring. Likewise, writing must be clear, concise and peak the browser’s interest immediately. Otherwise they can easily and quickly move on to another property.
I’ve sold real estate for the last ten years. I’ve always focused on high end media techniques and the power of the internet to showcase them. It provides me with a creative outlet and it’s quite fun. What’s important though, are the people that help me realize the ideas I come up with. Photographers, HD videographers, web-site developers, writers and editors all play an integral role in the final product I deliver to a client.

Given the competitive nature of the internet, is a hastily shot cell phone picture really what your property deserves? Or would you prefer a professionally shot photograph, processed with top of the line editing software? I provide all my clients with crisp, clean, beautiful imagery that showcases their home. Condos to Chateaus, they all get great photographs.
Poor grammar, sloppy punctuation or overly verbose narratives turn away readers. Write-ups are one of the most overlooked details of marketing a home. They should read easily, have a hook and leave the buyer wanting to make an appointment.
Likewise, marketing should not exist solely within the confines of the MLS and its affiliates. Some years I have sold upwards of 20% of my homes outside of the MLS. Marketed correctly, buyers can be found on Youtube, Facebook and even Craigslist. I aggressively seek out buyers for my clients. Their homes are advertised somewhere every day.
In order to actively seek out buyers and provide the highest exposure for my clients, extensive online internet exposure is a must. Many agents will simply use a company template that is out of date, not mobile friendly and as a result end up with sub-par, if any traffic. I've worked tirelessly to develop a site that is both easy to navigate and responsive to users. In addition, I have placed a heavy emphasis on original, high quality content for organic search results. Finally, top ranking keywords have been researched and utilized to keep the site competitive and easy to find.
Simply put: Exposure.
There is a great deal of thought, work and creativity that goes into marketing your home. Ultimately it’s a fusion of market data, art and computer science. I love the process, and all the moving parts that work together to make it happen. I am positive you will too.
