Master planned communities are great for accessibility, infrastructure and resort-style living, but not so great for home seekers who place a heavy emphasis on variety. If the sprawling master planned communities of the Las Vegas Valley don’t appeal to you, then Spring Valley may be just what you’re looking for.
Popular with families, this neighborhood features a wide selection of established homes that don't follow the cookie-cutter blue print of the modern master planned design. A mish-mash of architecture reflects the passing decades from the 1960s, when the community was first developed, to the present day. Small condo buildings sit alongside large multi-million dollar estates. A lot of the architecture reflects Vintage Vegas, when centrally-located communities such as Spring Valley were considered opulent and well-at-heel.
By some quirk of history, Spring Valley is not actually a Las Vegas community. Officially it is designated as an unincorporated town belonging to Clark County. This does not stop the community from oozing classic Vegas style. Situated half-way between Summerlin and the Las Vegas Strip, this older, home-grown community might just remind you of where you grew up.
Arguably the best part of residing in Spring Valley is the location. Walk, bike, drive or take public transit: the Strip, Downtown and McArran Airport are just moments away. Infrastructure in this 120,000 resident community has grown with the population; the area now offers extensive recreation facilities, stores, schools, churches and civic business. The parks here are numerous - you can usually jump into a baseball game or soccer match on the lovely green fields. Desert Breeze Park on the north side of town is popular with dog walkers and offers a skate park and roller hockey rinks.
Several communities make up the Spring Valley area. These include the highly desirable communities such as Spanish Trail, Spanish Hills and Heritage Springs.
