Downtown Summerlin promises to be one of the most spectacular regional mixed-use sites in the United States. Once complete, it will form an enormous, master planned urban center of shops, restaurants, entertainment, culture and residences that will serve the entire Las Vegas Valley.
The development begins with Downtown, a 1.6 million square foot mixed-use development along the 215 Beltway. Just 15 minutes from the Las Vegas Strip, this regional center will house vibrant retail, office, entertainment and multi-family residences, surrounded by fine public plazas that will stage cultural performances and community celebrations right in the heart of Downtown. Featuring stylish desert landscaping and outdoor dining options, Downtown will be a dynamic, walkable center that complements the community lifestyle of the Summerlin master plan.
Downtown Summerlin's regional shopping center opens in October 2014 with Dillards and Macy’s as the two anchor stores. Over 100 additional stores and restaurants have signed up, bringing thousands of new jobs to the area.
Summerlin Centre Park provides green respite in the middle of all this urban development. Featuring soccer fields, sand volleyball, children’s play areas and large, open grassy fields for a spontaneous ball game or a spot of ultimate frisbee, the park is popular with joggers, walkers and picnickers alike. It’s also the location for the annual Summerlin Arts Festival, a free community event that attracts more than 10,000 visitors each year. The park chiefly serves the residents of Summerlin Central West, the first built-out community in Summerlin Central. As Summerlin Central expands, the park likely will become a significant oasis in the heart of urban Downtown.
The construction of residences in Summerlin Center will be of a much higher density that anything yet built in Summerlin. In fact, when the development is complete, the master plan population is expected to double to 200,000 residents. It is expected that Summerlin Centre will feature a mix of single-family homes, mid-rises condos and condos over retail, all within walking distance of shops, restaurants and entertainment.
Summerlin Center West is home to a number of neighborhoods that are mostly developed. Homes here come to the market resale, with only a few new construction homes available. Westpark features contemporary townhomes, while the gated Allerton Park and guard-gated Traccia boast luxury townhomes and single-family homes built around a community center and pool. For those who prefer the lock-and-leave lifestyle, C2 Lofts showcases exaggerated ceiling heights, open floor plans and expansive 18 foot windows for the ultimate in stylish condo living.
