Lush, Green Oasis in the Desert

About a decade ago, the city of Las Vegas passed the "desert landscaping" ordinance. Designed to protect the Lake Mead aquifer that feeds the city's water supply, the ordinance made it illegal for any new homes in Las Vegas to have a front lawn. Communal landscaping, when planted, was restricted to native desert fauna. Today, the water that happens in Vegas literally stays in Vegas.    

The Howard Hughes Corporation built the Gardens right up to the passing water-smart mandate. As such, this green and pleasant community was one of the very last villages to feature genuine thirsty foliage, lush tree-lined streets and open grassy areas, all of which give The Gardens its distinct garden feel. It may not score highly on the sustainability scale, but The Gardens is certainly pretty. 

Active Residential and Commercial Hub

The hub of the 400-acre mixed-use The Gardens village is a self-contained community park. Here, residents can take a stroll after work or hit the ball courts - the park boasts tennis, volleyball and basketball courts, as well as horseshoe areas and shuffleboard. A large grass field provides the perfect spot for an impromptu ball game, and the playground with jungle gym and play area will keep the kids happy while you relax in the sun. Located within the park, a 6,500 square foot community center offers a variety of clubs, events and recreation, including a summer camp. 

Just outside the community, the luxury Red Rock Station Casino delivers gaming, movies, entertainment and a range of dining options for those who don’t want to make the 20 minute drive to the Strip. The Gardens Plaza, a 300,000 square foot retail and commercial center provides shopping and civic business right in the heart of the community, while 50-acre Gardens Business Park brings employment to the area in keeping with Summerlin's community-focus master plan. As residents of Summerlin, The Gardens homeowners have full access to 23 major parks, shops, restaurants, a library, an arts centers and more than 150 miles of walkways, bikeways and trails. 

Living in The Gardens

Placed at a lower elevation than other villages in Summerlin, The Gardens real estate lacks the sought-after Strip Views. Luckily, the abundant greenery that wraps around the village more than makes up for it. All of the homes in The Gardens surround the central park. Many are positioned to give lovely views of the beautiful expanse of green. Homes here range in size from 1,100 to over 3,500 square feet. Expect prices from the high $100s to more than $500,000 - something to suit all budgets.
